Overview
- Assist with the provision of initial facilities area programs aligned with hotel feasibilities and hotel operator requirements.
- Liaise with internal and external teams to ensure that feasibility, program, design, technical, quality and specifications of the projects are achieved through to completion and handover.
- Review the specific asset development and design briefs to reflect project intent and objectives.
- Support in Design and Construction meetings and workshops, and contribute to the Minutes of Meetings
- Responsible for Department regional document control
- Manage the processes around documentation within the Sector, including, but not limited to document Quality Management
- Oversee document management through the entire project lifecycle (inception to archival)
- Set up document filing system, and store documents.
- Liaise with and distribute project related information with all levels of the project team and external parties through electronic transmission of documents.
- Engage with project team and external parties to obtain related latest revision of documents, drawings, and samples.
- Engage with the hotel operators to obtain their Brand and Design Guidelines.
- Populate Control-Review-Sheets (CRS) forms based on mark-ups to drawings.
- Support the Request for Information (RFI) process making sure that responses are provided by the Hospitality team members or hotel operators within stipulated deadlines.
- Assist in ensuring that the design aspects of the proposed masterplan, phases and individual assets meet NEOM’s and NEOM Hotels business vision and strategy.
- Prepare, update and revise area summaries, design briefs, operating criteria, design standards and outlines of consultants’ scopes of responsibilities, ensuring coordination with the Design Responsibility Matrix.
- Participate in, and direct consultants through concept design, schematic design, design development, construction documents, and pre-opening deficiency phases.
- Assist in the selection of all consultants and review their description of scopes of services.
- Meet with consultants to review the design brief, operating criteria, and design standards.
- Provide detailed direction to the specialist consultants where required – Interior architecture, Landscape, Lighting, Signage & Way Finding, kitchen and laundry, IT, audio visual, acoustic, external works, accessibility, etc.
- Monitor and support the development schedules (programmes) of various stakeholders into the hotel development programme to ensure cohesion and alignment.
- Contribute to control of the quality of product delivery at masterplan, design development, construction, and fit-out stages.
- Adhere to procedures for maintaining high standards of quality, reliability, and safety in project designs, by maintaining design control systems and monitoring procedures for contracted designers.
- Adhere to reporting procedures on the progress of the designs.
- Provide advice and expertise on improving product / asset designs and minimise any risk factors.
- Support interim design submissions and stage gate submission reviews.
- Support in ensuring that design stage gate submissions have met the required deliverables.
- Support in ensuring that stage gate submission comments (from all official reviewers) are aligned with Neom’s Hotel Sector vision.
- Track implementation of design review comments in Control-Review-Sheets (CRS) and report regularly on progress.
- Liaise with Operators’ technical teams to ensure Brand Standards are adhered to.
- Monitor the construction and execution of projects, from initial stages of construction through to substantial completion.
- Ensure the commitment to safety, environment, social responsibility, quality assurance and control are maintained.
- Support the hotel asset defect management process and monitor throughout the defect rectification period.
- Works and support the project managers in clarifying design doubts from construction teams.
- Work with the project managers to prepare the handover schedule and keep this updated.
- Ensure the NEOM brand standards and product standards are incorporated into all projects, and the integrity of the design standards are adhered to.
- Ensure professional self-development to keep abreast of innovation, relevant regulations, and industry best practices.
- Set personal objectives/ KPls / milestones for themselves and conduct self-appraisals.
- Seek opportunities to join professional hotel design related associations, to keep abreast of new technology and hotel design issues.
- 2-3+ years’ experience preferably within the hospitality or residential design and development sectors.
- Experience with an international operator, design firm, or real estate developers preferred.
- Understanding of hotel operations including Front of House and Back of House planning would be an advantage.
- Proficient with technical software (AutoCAD, Microsoft Project, Primavera, MS Suite, etc.)
- Strong organisational skills.
- Ability to think cross-functionally to assist hospitality team members.
- Positive and agile personality with an ability to work in a dynamic environment.
- Professional proficiency in English (written and verbal)
- Bachelor’s degree (from accredited professional program) or Master’s of Architecture
- Professional licensing (NCARB, AIA, RIBA) is a plus.
